Abstract
The present study analyzes the suitability of residential and industrial land uses in
the Santa Rosa Industrial Park (PIT SRO-07), with the purpose of evaluating their
compatibility and establishing guidelines that support balanced and sustainable
territorial development. The research arises from the conflicts generated by the
superposition of industrial activities and residential settlements, which produce
environmental impacts, population risks, and socio-spatial tensions.
The methodology integrates both qualitative and quantitative techniques, including
the assessment of physical and territorial variables, interviews with local stakeholders,
and the review of current regulations. Geospatial tools are also employed to examine
the evolution of land use and the adequacy of industrial activities in relation to the
parish’s urban growth.
The results reveal significant incompatibilities between the two land uses,
stemming from air, water, and soil pollution, urban landscape degradation, and the
absence of coordinated planning. Nevertheless, areas with potential for reorganizing
productive activities were identified through territorial indicators that support
informed decision-making.
The study concludes that industrial land use presents greater restrictions in terms of
habitability and proximity to residential areas. Accordingly, a series of guidelines is
proposed to optimize land use, mitigate existing impacts, and strengthen territorial
planning within PIT SRO-07.

El presente trabajo analiza la idoneidad de los usos de suelo residencial e industrial
en el Parque Industrial de Santa Rosa (PIT SRO-07), con el propósito de evaluar su
compatibilidad y determinar lineamientos que orienten un desarrollo territorial
equilibrado y sostenible. La investigación parte de la problemática generada por la
superposición de actividades industriales y asentamientos residenciales, la cual
provoca impactos ambientales, riesgos para la población y tensiones socioespaciales.
La metodología integra técnicas cualitativas y cuantitativas, que incluyen
levantamiento de variables físicas y territoriales, entrevistas a actores locales y revisión
de normativa vigente. Asimismo, se emplean herramientas geoespaciales para analizar
la evolución del uso del suelo y la adecuación de las actividades industriales frente al
crecimiento urbano de la parroquia.
Los resultados evidencian incompatibilidades significativas entre ambos usos,
derivadas de la contaminación del aire, agua y suelo, la degradación del paisaje urbano
y la falta de planificación articulada. Sin embargo, también se identifican áreas con
potencial para reordenar las actividades productivas mediante indicadores territoriales
que orientan la toma de decisiones.
Finalmente, se determinó que el uso industrial presenta mayores restricciones en
términos de habitabilidad y proximidad a zonas residenciales. Se proponen
lineamientos orientados a optimizar el uso del suelo, mitigar los impactos existentes y
fortalecer la planificación territorial en el PIT SRO-07.
