Dirección de Posgrado, 2015-08) Avellán Herrera, Nilda Alexandra; DT - Viteri Medina, José LuisPrivate Banks in Ecuador registered a decrease on mortgages between 2012 and 2013 due to a new competitor onto the financial market such as the case of the Ecuadorian social security institute bank, state regulations as well as the fact that banks collect short term deposits, limiting its placement into a long term. The financial sector is one of the most important players during the development of national economy; throughout mortgages, banks provide a solution to the lack of housing, encouraging the building sector and at the same time, and reinforcing other sectors of the economy. The Market research was performed within the families of Latacunga, which enabled to determine the factors that prevail at the time when they choose a bank to apply for a mortgage. The findings show that the main factors that were given top priority are the confidence about the bank, competitive interest rate, quick credit approval and the term of the credit granted. This research also shows a situational analysis of the banks mortgages in Latacunga against external and internal factors that affects its development and profitability. As part of this investigation, the main features of the mortgages that private banks offer in Latacunga are analyzed such as the loan amount, interest rate, term and general requirements. By determining the share of private bank´s mortgages in Latacunga against its competitors, it is established that it have been affected and a business strategy design was presented which could be adapted to any private financial institution, aiming to increase the number of operations within this lending sector, furthermore, it accomplished legal requirements that are established form private bank´s mortgages.
